How to Prepare Your Tucson Home for Monsoon Season

Tucson's monsoon season runs from June 15 through September 30 and brings some of the most intense storms in the country. High winds, driving rain, hail, dust storms, and flash flooding can all cause serious damage to unprepared homes. Most monsoon damage is preventable with the right preparation.

Roof and Gutters

Start at the top. Have your roof inspected before monsoon season — not after. Look for cracked or missing tiles and compromised flashing around vents and chimneys. Clean your gutters completely. A clogged gutter during a monsoon downpour can cause water to back up under your roofline within minutes.

Windows and Doors

Check the weatherstripping on every exterior door and window. Monsoon winds can force water through gaps that seem insignificant on a calm day. Re-caulk any cracked or deteriorating seals around window frames and make sure sliding glass doors track and seal properly.

Your Yard

Remove or secure anything that could become a projectile — patio furniture, potted plants, decorative items, and loose gravel. Trim tree branches that hang over your roof. Check your block wall for cracks or sections that lean — monsoon saturation can cause walls to fail quickly.

Drainage

Arizona soil does not absorb water quickly. Make sure the grading around your home directs water away from your foundation. Clear any drainage channels or desert washes on your property and check your driveway for low spots where water pools.

Your HVAC

Your air conditioner works hardest during monsoon season when humidity spikes. Have it serviced before June — clean the coils, change the filter, and make sure the condensate drain line is clear to prevent water damage inside your home.

Emergency Prep

Keep sandbags, plastic sheeting, and a wet/dry vacuum accessible. Know where your main water shutoff is. Document your home with photos before storm season starts — your insurance agent will thank you.

A few hours of preparation now can prevent weeks of repairs later.
